Und daran ist (nicht) nur Corona Schuld. Auch andere allgemeinen Konsumtrends sehen f\u00fcr den gro\u00dffl\u00e4chigen Konsumtempel auf der gr\u00fcnen Wiese kaum noch Perspektiven. Gleichzeitig haben die gro\u00dfen Malls aktuell gleich mit einer immensen Doppelbelastung zu k\u00e4mpfen: Einerseits muss die Bausubstanz instand gesetzt werden. Bei den oft \u00fcberdimensionierten Geb\u00e4uden, die in der Vielzahl \u00e4lter als 20 Jahre alt sind, fallen horrende Kosten an. Gleichzeitig muss mit neuen Konzepten den sich wandelnden Konsumgewohnheiten der Kundschaft Rechnung getragen werden. Die meisten neueren Konsumtempel wurden kurz nach der Wende im Osten errichtet. Allein zwischen 1995 und dem Jahr 2000 wurden deutschlandweit 100 Neuer\u00f6ffnungen gefeiert. Doch von Feierlaune ist heute kaum noch etwas zu sp\u00fcren. Der Trend geht dabei eindeutig in Richtung Innenstadt. <strong><a href=\"https:\/\/www.rbb24.de\/wirtschaft\/thema\/corona\/beitraege\/2021\/08\/berlin-shopping-malls-zukunft-touristen-einkaufszentrum-kunden-fehlen.html\" target=\"_blank\" rel=\"noopener\">\u201eKiez-Center\u201c<\/a><\/strong> blieben bislang mehrheitlich von der Krise verschont. Der Leerstand greift vor allem bei den ganz gro\u00dfen Centern um sich &#8211; bei solchen, die auf dem freien Feld entstanden und die es heute schwer haben, allein mit ihrer Shopping-Vielfalt die Kundschaft f\u00fcr einen Ausflug ins Umland zu begeistern. Als eine der gr\u00f6\u00dften Baustellen Europas ist die Er\u00f6ffnung den Herbst 2023 geplant. Wie sehr das Konzept \u201eMall\u201c zur Zeit auf Messers Schneide zu stehen scheint, wird deutlich, wenn man mitverfolgt, <strong><a href=\"https:\/\/www.textilwirtschaft.de\/business\/news\/2023-eroeffnet-das-westfield-ueberseequartier-hamburg-hot-or-not-235834\" target=\"_blank\" rel=\"noopener\">wie wichtig die Zugpferde solcher neu gebauten Einkaufszentren f\u00fcr die Entwickler sind<\/a><\/strong>. Glaubt man Insidern, erhalten die <strong>Ankermieter<\/strong> Zara und Breuniger lukrative Mietnachl\u00e4sse im Gegenzug f\u00fcr fr\u00fche Kommunikation des Engagements in der Hafencity.
